I Did This. Now I Help Others Do the Same.

Tim Eng on his farm in East Tennessee

I went from Silicon Valley to 60 acres in the mountains of East Tennessee. My wife Sophia and I raise beef and dairy cattle, sheep, ducks, and chickens using regenerative methods. We grow our own food. We built our own systems. That is what it looks like for us.

For someone else it might be a raised bed and three chickens in a suburban backyard, or a container garden on a condo patio. The acreage changes. The goal does not: more control over where your food comes from, more independence, more roots. My job is finding and financing the property that gets you there, at whatever scale makes sense for your life.

Most agents evaluate houses. Depending on what you are looking for, I evaluate the land, the water, the soil, the fencing, the zoning for livestock and gardens, and whether a property can actually sustain the life you want. I also hold a lending license, so if you want financing under the same roof, that option is there too, backed by a team that handles the details while I stay accountable for the outcome.

There are others who have adopted the title of homesteading agent. But there is a difference between using a label and living the life behind it. I am out here every day, rotating cattle, building soil, and solving the same problems my clients will face on their own property, whatever size it is. That firsthand experience is what I bring to every transaction. You deserve an agent who does not just understand this life in theory but one who has the calluses to prove it.

Frequently Asked

Yes. VA loans can be used for rural properties that meet VA minimum property requirements. As a combat veteran and loan originator, I specialize in helping fellow veterans navigate VA loans for homestead properties nationwide. Book a call and I will walk you through your eligibility.
Your options include land loans, USDA rural development loans, construction-to-permanent loans, and conventional financing. The right choice depends on whether you are buying raw land, improved land, or land with an existing structure. I hold both a real estate license and a lending license, so I can help you evaluate these options whether you're working with me as your agent, your loan originator, or both.
USDA loans offer zero down payment for eligible rural areas but come with income limits. Conventional loans require a down payment but have no geographic or income restrictions. Both can work for homestead properties. I help clients determine eligibility and choose the best fit for their situation.
A raised bed and a few chickens need a different property than forty acres and a barn — but both need an agent who can actually tell the difference. I evaluate soil quality, water access, zoning, and what a property can realistically support, whether you are looking at a backyard or a full operation. Most agents evaluate homes. I evaluate whether a property fits the life you are trying to build.
I originate loans nationwide. For real estate, I am licensed in Tennessee, California, and Virginia. For states where I do not hold a real estate license, I connect you with a vetted agent who understands rural property while I handle your financing directly.
I hold both a real estate license and a lending license, so clients can work with me for either service, or both under one roof if that's more convenient. On the lending side, I'm supported by Barrett Financial Group's full infrastructure — conventional, VA, USDA, FHA, construction, land, bank statement, and asset-based loans up to $10M — backed by a team with the resources to move quickly and get complex transactions done. I also live and work this life myself, which means I evaluate a property's viability the same way I would for my own.
